Georgia Power Guidelines for Property & Shoreline Improvements

Near the center of the state, Lake Sinclair has provided both electricity and recreation since 1953. The 15,330-acre body of water has 417 miles of scenic shoreline with charming coves and inlets as well as long stretches of open water.


Lake Sinclair also is among Georgia's most popular boating areas. Georgia Power provides two boat ramps for public access to water recreation. A favorite area for fishermen at all skill levels, Lake Sinclair is the site of national fishing tournaments as well as smaller local ones. Visitors find fall and winter fishing at Lake Sinclair a special treat. Georgia Power also provides an outstanding tailrace fishing area below the dam near Milledgeville.

 

The lake's newest recreation area is Rocky Creek Park, a day-use facility that includes picnic tables, grills, boat ramp and a small beach. There are no camping areas available at this facility.

 

The nearby communities of Eatonton and Milledgeville offer necessary shopping, industry, churches and schools, and are rich in history and tradition. The Lake Sinclair area is a must see for those seeking vacation or permanent living opportunities.


Lake Sinclair was named for B. W. Sinclair, a Georgia Power plant construction and operation superintendent. Sinclair is located along the fall line of Middle Georgia's Oconee River. Lake Sinclair has approximately 15,330 acres of water and over 416 miles of shoreline. It is fed by the waters of the Oconee River, Little River, and many large creeks. Lake Sinclair is a lake of many coves and inlets as well as long stretches of open water. The lake is situated in three counties, Baldwin, Putnam, and Hancock.

 

Lake Sinclair has provided both electricity and recreation since 1953. The water level will fluctuate approx. one to two feet each day due to the fact that Georgia power pumps water from Sinclair into Lake Oconee to run the power generators at the Oconee dam.

 

Sinclair Dam was completed in February 1953. The final cost of the project was more than $14 million. The dam stands 104 feet high and 2,988 feet long. The maximum depth at the dam is 90 feet.Land ownership on Lake Sinclair consist of three kinds of ownership, Fee Simple lots, Lease Strip lots, and Lease lots.
 

1. Fee Simple - is defined as a lot with ownership in the land all the way to the waters edge. 
 

2. Lease Strip - is defined as Fee Simple land up to the contour line or 340’ line, then the strip of land to the water you lease the rights to this land from Georgia Power for 15 years at a rate of $100 annually. Every 15 years the lease is renewed automatically.
 

3. Georgia Power Lease - is a total lease of the lot, with no Fee Simple land ownership. You sign a 15 year lease to lease the land for $700 the first 5 years then $950 for years 6 thru 10 then $1050 for year 11 thru 15. Then the lease starts all over again renewing every 15 years.

 

*The Majority of the lots available on Lake Sinclair are Fee Simple.
